WHAT YOU NEED TO KNOW;

While your homebuilder may have cautioned you about being on your tile roof, the fact is these roofs do require maintenance.    As an example, many homeowners are not aware of the problems caused by dirt accumulating in roof valleys or especially leaves, which become mulch under the tile (see below).  It's also possible a tile may have slipped out of place or even been broken.  These sorts of problems will eventually cause a roof leak.  We recommend standing back away from your home and looking over your roof to see if anything is out of place.  Of course, even shake, composition, and built-up (flat) roofs can require maintenance from time to time.  Shake roofs are especially vulnerable to the hot weather here in the Sacramento area.  After 10 or 12 years the individual shakes can start to "burn out", exposing small areas of tar paper, which can also "burn out" and  lead to holes in your roof.
